Interior design and fit-out cost in Istanbul depends on the premises, defined work, specifications, quantities and responsibilities for supply and installation. To request a comparable quotation from SMD Decoration, provide property information, describe the required services and distinguish inclusions, exclusions, unresolved information and options. A price becomes useful when you can explain what is being purchased and how a change affects the budget and programme.

This guide helps organise quotation requests and comparisons rather than presenting unverified market prices. It complements the drawings, BIM, shop drawings and quantities guide, which explains the technical information behind project decisions. Explore SMD’s Istanbul services, then identify the work you want to commission. An estimate for discussion and an offer against defined information serve different decisions; label their status before comparing their totals.

Define what a square-metre price measures

One price may describe design, another finishes and another furnishing. Even within fit-out, the area basis and included preparation, services, products and activities may differ. Ask which areas are included, how the quantity is derived and which work is priced separately. A room’s floor area does not automatically describe cabinet length, appliance count, surface preparation or the treatment needed in an existing property.

Record the actual basis used by the proposal. Some items may be measured by area, length or number; others may be a lump sum with defined content. Ask the responsible professional to explain the selected measurement and description. An early allowance can support planning if its assumptions and limits are clear. It should not become a final project commitment simply because it is written beside an apparently precise unit rate.

Separate design, implementation and furnishing

Design produces agreed decisions, drawings and specifications. Implementation delivers defined site work, while furnishing includes products with supply, handling, assembly and warranty arrangements. These services may be commissioned together, but their deliverables and responsibilities still need to be visible. The comparison should explain which decisions are developed, which work is installed and which products arrive, rather than placing every activity under one unexplained complete-project heading.

Discuss the required information through SMD’s design and engineering coordination service. Identify whether you need an initial concept, developed details, a defined refurbishment package or furnishing. Ask what is missing before committing to a broader or narrower service. The useful question is how each deliverable supports your project and its next decision, including any separate specialist involvement needed for the actual premises.

Establish the condition and access assumptions

A property needing furniture differs from one requiring removal, repairs, services and new kitchen or bathroom work. Occupied premises can also involve protection, temporary arrangements and phasing. Record retained elements, work to remove and matters requiring qualified assessment. Connect photographs and available plans with an appropriate site review for the service being discussed. A visual style reference helps communicate taste but cannot establish the condition behind existing finishes.

Where information cannot be resolved without access, opening-up or testing, ask how the review and resulting decision will be managed. Identify the assumption and its effect rather than treating an unknown as either completed work or no cost. The actual appointment should explain the relevant review and change arrangements. Clear information supports a realistic comparison; an apparently final total is not more reliable simply because it hides unresolved questions.

Translate the intended finish into identifiable products

Modern luxury, premium and deluxe can mean different things to different suppliers. Describe flooring, wall finishes, joinery, lighting and equipment with references and appropriate samples. Identify product, finish, dimensions, accessories and relevant installation information. The desired atmosphere can remain coherent while the actual selection is compared against use, care and project constraints. A general style word should not replace information needed to understand what will be supplied.

Use SMD’s project portfolio to explain what attracts you: timber tone, visual calm, ceiling treatment or useful storage. Ask how that preference translates into the actual scope. A photograph rarely explains every layer, fitting or concealed activity. Distinguish the visual reference from the approved specification, then link selected samples and drawings to the proposal so later discussions refer to the same product and revision.

Give each item a description, unit and boundary

A proposed comparison schedule can include item reference, location, description, unit, quantity, specification, supply and installation responsibilities, price status and open information. Review the appropriate detail with the team. A line called kitchen work may otherwise leave cabinetry, worktop, appliances, connections and checks unclear. Painting also needs a defined surface and preparation scope rather than a universal label applied to every room and condition.

  • Flooring: product, layers, quantity, skirting and the treatment of removal and substrate work.
  • Joinery: drawing reference, materials, finish, hardware, handling, installation and service openings.
  • Lighting: fixtures, control, connections and the distinction between equipment and wiring.
  • Kitchen: cabinets, worktops, sink, appliances and responsibility for each supply, connection and check.
  • Furniture: model, dimensions, fabric, quantity, delivery point and included components.

RICS’s official NRM overview distinguishes NRM1 cost estimating and planning, NRM2 detailed measurement and NRM3 maintenance costing. That distinction explains different document purposes; it does not establish detailed rules for your quotation or mandatory application in Turkey. Agree the actual measurement basis, descriptions and references with the project team. The schedule above is a discussion tool, not an engineering specification or a complete bill for every project.

Bring offers to a common scope before ranking them

Issue one reference list and ask each proposer to identify included, excluded and unpriced work. An absent item is not automatically free. Mark it as unresolved until the supplier explains its treatment. If an alternative is offered, record the product, specification, supply, support and programme differences beside the price. This allows the client to see whether the offers are delivering an equivalent outcome or different packages.

A lower total can be suitable when it meets the actual requirements; a higher price needs an explained benefit rather than automatic preference. Ask what result is promised, against which information, within what boundaries and with which responsibilities. Compare the additional scope needed to reach an equivalent handover. Keep commercial clarifications visible instead of silently editing a supplier’s offer and later assuming the revised content has been accepted.

Separate essentials from optional enhancements

List work needed for the intended use, function and relevant project requirements, improvements important to the users, and decorative preferences whose timing can be discussed. Appropriate specialists determine technical requirements. The client can then explain priorities without substituting a visual preference for essential work. Useful storage may deserve a different priority from a large decorative surface, depending on the household or business rather than a universal hierarchy of luxury.

Discuss options with SMD’s apartment design team or the service appropriate to the property. Keep one design direction even when delivery is phased. Ask whether a deferred selection affects work that will later be concealed or difficult to access. The objective is a clear choice about function, scope and timing, rather than saving on one line while leaving related work to be rediscovered after the finishes are complete.

Assess substitutions beyond visual similarity

Compare suitability for the intended use, cleaning, installation, maintenance and procurement. A different floor product can affect levels and doors; another worktop may need different support, edges or mounting information. The responsible specialists and suppliers should review actual requirements. A similar colour does not establish equivalent material properties, included hardware or system performance. Show the reference, reason for substitution and the people reviewing the affected interfaces.

Ask for the cost and programme effect before authorising the actual substitution through the agreed process. Update the selected product and relevant drawings rather than keeping the original reference in the final file. An appropriate alternative removes cost that does not serve the required benefit while preserving agreed function and requirements. A statement such as nearly the same should lead to a comparison, not replace that comparison.

Make currency, validity and inclusions explicit

If you manage the property from abroad, identify the quotation and payment currency and any conversion arrangement to be agreed. Ask for issue date, validity and the basis on which the offer may change. Relevant taxes, fees and invoicing questions should be clarified with those responsible for the actual transaction. An old message or a generic article cannot establish a current conversion, tax treatment or valid price for your project.

For goods, distinguish transport, installation, storage and any relevant external-supply activities from the product itself. Clarify the delivery point and who handles the next stage. The article proposes questions to ask; it does not set binding contractual or tax terms. Have the actual conditions reviewed appropriately. The result should be a price whose scope can be understood before commitment, with uncertain or separately managed costs identified rather than assumed away.

Connect payments and changes to identifiable information

Discuss a payment arrangement against defined deliverables or stages and the associated records. Design, bespoke manufacture and site work have different activities and dependencies. The actual terms require appropriate agreement and review; a schedule from another job should not be copied without understanding the work. Clarify who confirms the relevant information so completion has a shared meaning for the client, designer, supplier and implementer.

For changes, describe the request, reason, affected references, cost, timing and authorised decision before related implementation. A colour change before manufacture can differ from a change after delivery. Collect family or business feedback through one representative and maintain the current drawing revision. Ask SMD to explain the proposed approval arrangement alongside the quotation. A clear change record connects the decision with the price and information used for the work.

Compare programme and phasing as part of the option

The target occupation or opening date depends on design decisions, material availability, site readiness and the building’s working arrangements. Ask for the activities and dependencies behind the proposed date. Equipment information may release several related decisions; delayed selection can affect more than one package. A fixed number of days without the underlying project information is not a reliable basis for comparing implementation options.

Where phasing is proposed, identify protection, storage, repeat visits, handling and temporary arrangements. Spreading expenditure over time does not necessarily reduce total cost. Compare the complete work, timing and effect on users. If occupation continues, responsible participants should assess the actual arrangements. Show these matters as part of the option being discussed rather than hiding them outside the total while presenting two scopes as equivalent.

Use a hypothetical comparison without invented prices

Imagine one apartment offer includes painting, lighting and joinery; a second also includes furniture, curtains, delivery and installation. Comparing totals alone cannot identify the better proposal. Classify the contents, identify missing information and obtain the relevant additional scope for an equivalent comparison. Then review specifications, responsibilities and commercial conditions. This is an educational example, not an SMD offer, actual project or Istanbul market benchmark.

Similarly, a kitchen package can include cabinets while excluding worktop and appliances. That boundary is not inherently an error when clearly stated, but it changes the owner’s complete budget. Ask who coordinates each separate item and whether associated activities are included. The comparison should show the consequence of different packages. It should not assume that the supplier with the shortest document or largest discount provides the same overall result.

Prepare a decision sheet and a usable handover trail

Before acceptance, assemble the defined scope, referenced revisions, amount and currency, inclusions, exclusions, delivery stages, open decisions and change arrangement. Show optional selections separately with their explained effects. Review the file with the household or company and identify technical and financial decision owners. This proposed sheet helps find questions for the actual agreement and its review; it does not replace that agreement or determine the parties’ legal rights.

At handover, retain the relevant final specifications, item records, warranties, care information and observations included in the scope. Update substituted products so the file describes what was actually installed. Start through SMD’s official contact page with the Istanbul location, plans, photographs, condition, required services, retained items, owner purchases, priorities, budget and date. Ask for a defined path from initial information to a quotation you can assess and compare.
