A successful Saudi istiraha combines clear guest, family and service routes, privacy that suits its users, and indoor and outdoor seating that can be operated and maintained. Start with the layout, shade, materials and lighting before purchasing furniture. Here, istiraha means a leisure retreat for gatherings or stays. If it will be rented or operated commercially, check its actual requirements before construction or operation.

Write the retreat brief before choosing a style

Record the city, site dimensions, boundaries, existing buildings, entrances and available services. Define regular users, the gatherings you want to host and any sleeping, cooking, storage or play needs. A pool or pergola should earn its place in the brief: compare space, budget, operation and willingness to maintain it rather than copying a photograph.

Identify private family use, rental or event use, and who will measure, design and review the relevant disciplines. Balady offers commercial activity lookup by name or number. This is a project verification step, not evidence that a particular retreat is licensed or that one set of rules applies to every property.

Draw guest, family and service routes

Map the guest journey from entrance to majlis, washroom and hospitality; family movement between indoors and outdoors; and food preparation, cleaning and waste routes. Test them on a measured drawing with furniture and door swings. Separation is useful where it meets a real need. It should not create extra corridors that consume a small retreat.

Connect hospitality with practical service without constant traffic through the seating group. Review escape routes, level changes and access for users needing assistance with the relevant specialist. Provide storage for cushions, tools and seasonal equipment. Check that additional furniture for a gathering does not obstruct circulation when attendance increases.

Women’s privacy: test views and movement

Ask the women using the space about entry, seating, facilities and gathering arrangements, then compare a separate entrance, screened route or operable partition. A women’s area does not prescribe a colour palette or furniture style. Its users choose those according to preference and comfort.

Review sightlines from the entrance, neighbours and higher levels, by day and after dark with lighting on. Slats and planting can help screen views, but their presence alone does not guarantee privacy. Check actual openings, heights, planting growth and maintenance, then test the view from relevant positions. Locate washrooms, storage and hospitality to serve the seating arrangement.

Outdoor seating: shade, materials and operation

Define times of use, sun position, air movement and exposure to water and dust. A city name is not a material specification. Compare pergolas and awnings against shaded area, operation, drainage and maintenance. A photograph does not establish structural or wind suitability; the relevant specialist must review support and fixing.

Request the furniture, metal, coating and fabric identities, intended exterior use, cleaning, storage and warranty information. Trial the seats, table height and movement of pieces. A timber colour does not establish natural timber, and outdoor does not mean unlimited weather resistance. Compare samples, supporting data and availability rather than purchasing on appearance alone.

Modern, rustic or luxurious: compare decisions

Direction What to explore Before buying
Modern Restrained lines, fewer pieces and controlled details Storage, comfort, lighting and manageable care.
Rustic Earth tones and timber-like or stone textures Material identity, interior/exterior suitability and maintenance.
Luxury Precise details, coordinated samples and suitable furniture Workmanship, procurement and operation, beyond ornament count.

For a smaller retreat, compare flexible furniture, integrated storage and considered views before adding pieces. A clear route and usable seating group matter more than imitating a larger property. Review finish samples together in the actual lighting.

Coordinate floors, lighting and the barbecue area

Select flooring for interior or exterior use, expected wetness, cleaning, footwear, falls and drainage. Request slip-resistance evidence relevant to the conditions; a matt appearance or non-slip label alone is insufficient. HSE explains that cleaning can leave floors wet. Plan cleaning and a dry route, or restrict access until drying is complete.

Separate lighting for seating, tasks, routes and selected features, and trial glare from the seats and site boundary. Coordinate exterior fittings, connections and controls with the electrical specialist. For barbecues, identify the appliance and its installation instructions, preparation and cleaning space, smoke, fuel and services. Use the relevant specialist review rather than one generic clearance or decorative hood for every appliance.

Pools and children: visibility is not a barrier

If a pool is included, plan controlled access, barriers and operation from the outset. CPSC guidance explains that barriers do not replace adult supervision. Use this as general awareness and have the specialist review Saudi site requirements and pool details; do not automatically transfer foreign dimensions.

Arrange play areas and service routes so they do not draw children alongside water, and review furniture in relation to barriers. Drainage, electrical work, pool equipment and maintenance require their respective specialists. An open-pool reference image is not proof of compliant execution or an approved protection design.

Costs and turnkey delivery: define scope and responsibility

Separate finishes, seating, shading, landscaping, irrigation, lighting, pools, barbecues and furniture. Define quantities, products, procurement, installation and exclusions. Request a dated quotation with currency, applicable taxes or fees, validity and a programme linked to approvals and supply. Plot area alone cannot establish a retreat fit-out cost.

One coordinating contractor may help manage interfaces, but turnkey delivery does not automatically guarantee quality. State design deliverables and responsibility for survey, sample approval, specialist review, execution, testing and defect closure. Compare alternatives on the same scope and agree how changes and their time and cost implications are approved before implementation.

Review before execution and at handover

  1. Confirm dimensions, actual use and applicable requirements with the responsible parties.
  2. Approve entrances, privacy, opening movements and circulation.
  3. Coordinate shade, materials, samples, lighting, services and maintenance.
  4. Review pools, barbecues, protection and supports within the relevant disciplines.
  5. Record scope, quantities, procurement, exclusions and the change process.
  6. Compare completed work with drawings and samples, assigning defects and closure responsibility.
  7. Obtain agreed care, warranty and operating information.

A refined retreat grows from coordinated decisions: comfortable seating, practical service, tested privacy and materials with clear care needs. Appearance follows those decisions and is completed by colour and detailing.

Sources and scope

Sources checked on 20 October 2026. Pool-barrier, supervision and floor-cleaning principles inform the discussion; US and UK dimensions and legal requirements are not transferred to Saudi Arabia. Balady provides an activity lookup, not proof of a particular retreat licence. Planning and review checklists are proposed SMD practice to adapt to the project.
