Estimate a perfume boutique fit-out in an Istanbul mall by establishing the unit condition, mall manual and brand requirements, then agreeing a layout, specifications and measurable quantities. Compare supply through installation and handover, while keeping rent, common charges and product stock separate. This guide connects design decisions with the opening programme.

Sources reviewed 22 October 2026. The target planning year is 2027; prices and programme require current project information and quotations.

Separate the fit-out contract from mall obligations

Create distinct budgets for design and construction, stock and trading equipment, and rent, deposits, common charges and opening expenditure. They have different documents and responsibilities; a charge in the lease does not automatically belong in a fit-out contractor’s scope.

The Turkish Ministry of Trade announcement dated 13 May 2025 concerns mall common income, expenditure and audit reporting. Have your own lease and management documents reviewed, and distinguish these commitments from technical works.

Price applicable deliveries, common-area protection, restricted working hours, waste removal and building-management coordination explicitly in the construction quotation.

Collect premises and local review information

Obtain a measured plan, condition record, tenant manual, storefront and signage requirements, service interfaces and the drawing and sample submission process. Check dimensions on site before bespoke manufacture and identify the approver at each stage.

Beyoğlu Municipality advises consultation before opening or taking over a business. Confirm the actual address with its competent authority; this district example is not a universal Istanbul application checklist.

Keep an approval register with authority, document, responsible person, due date and status. Distinguish mall, landlord, brand and statutory reviews and link the relevant works to the approvals they require.

Define an independent brand or franchise brief

For a branch or franchise, obtain the brand and fit-out standards and mandatory component drawings. Identify permitted changes, material and colour approval authority, and the process for reconciling brand standards with the unit constraints.

For an independent boutique, define the assortment, audience, perfume testing, consultation and gifting offer. A quiet stone, timber and metal palette or a restrained neutral scheme can both work as concepts; test them with real bottle dimensions and staff and customer movement.

Locate hero products, seasonal displays and testers, and allow the assortment to change without rebuilding the entire interior frontage.

Approve a complete representative display

Draw wall displays, island, sales counter and storage with internal and overall dimensions, carcass, finish, glass, hardware and fixing details. Link each unit code to its drawing, quantity schedule and approved sample.

Review a physical mock-up showing the joint, lighting, shelf and handle. Use actual bottles to inspect labels, reflections, cleaning and maintenance. Record comments and the agreed sample that authorises production.

State whether the display includes lights, drivers, wiring, transport and installation, so components are not left between the furniture supplier and electrician.

Coordinate ceilings, services and wrapping

Document available power, cooling connections, other services and alteration boundaries. Coordinate the ceiling, lights, openings and displays before closing work, with inspection and maintenance access reviewed by the relevant specialist.

Review stock and wrapping from the staff side: retrieve the bottle, prepare the gift, take payment and replenish materials. Derive drawers, locks and work surfaces from that trial. Obtain product storage instructions and verify the activity before providing mixing or filling facilities.

Review general, product and decorative light separately, testing glass and dark and clear bottles from the customer’s position. Agree an arrangement that the operator can clean and maintain.

Issue a measurable work schedule

The suggested schedule below divides the scope into packages. Fill quantities from surveys and drawings and identify the decision owner for unresolved items. Measured works value is the sum of quantities multiplied by unit rates; add defined lump sums and applicable taxes transparently.

Proposed measurement schedule: actual quantities come from surveys and drawings. The table scrolls horizontally on phones.

Package Measurement basis Key definition
Survey and design Defined deliverables Survey, layout, drawings and review rounds
Finishes and ceiling m² and drawings Preparation, system, joints and openings
Display units Quantity and unit code Materials, glass, lighting and hardware
Storefront and sign Approved drawing Fixings, power and work limits
Building services Points or defined system Interfaces, tests and responsibility
Logistics and acceptance Defined items Transport, protection, documents and defects

Compare procurement through delivery to site

Compare local and imported offers on the same specification, including packing, transport, delivery into the mall, installation, connections, maintenance and applicable procedures and charges. An ex-factory price does not describe the cost through acceptance.

State quotation currency, date and validity and agree how exposed supply-price or lead-time changes are handled. Converting a Saudi project price into Turkish lira does not estimate an Istanbul unit with different quantities, conditions and logistics.

Document each substitute’s identity, technical definition, sample and effect on appearance, maintenance, cost and delivery. Repeated modules, fewer finishes and selective bespoke details can be evaluated against the budget before manufacture.

Make reviews and handover part of the programme

Sequence survey and brief, layout and identity, relevant reviews, drawings and samples, pricing, purchasing, fabrication, site preparation, installation, tests and defect closure. Set decision dates and check long-lead items; name the person who verifies measurements before shipment.

For remote oversight, appoint a qualified local person for measurement and inspection and use reports linked to a drawing, photograph, issue and decision. Rehearse a sale and wrapping cycle at handover and obtain the agreed documents and warranties. The perfume shop decoration guide can support the visual brief.
