A turnkey apartment fit-out in Istanbul should deliver the work, products and services listed in your agreement in a condition you can inspect and use. Design, finishes, joinery and furniture may form part of that scope. Appliances, curtains, mattresses and cleaning need explicit inclusion. Start with SMD Decoration by defining what must be ready when you move in, then identify who supplies, installs and checks each item.
This guide helps owners organise the completion of a new or already finished apartment requiring selected additions. Our Istanbul family apartment guide covers household planning and layout. Here the focus is the owner's scope, delivery interfaces and handover record. Explore SMD's apartment design and fit-out services, then discuss the deliverables that suit your actual property.
Define what ready means for your household
Picture the first evening at home. Which bedrooms must be usable? What kitchen equipment do you need? Where are privacy, reading light and a working desk essential? Separate those requirements from decorative additions that can arrive later. A shared definition of readiness makes the quotation and the final inspection easier to understand.
Turn the answers into an agreed list. Identify choices that remain open and information still needed from you. A product shown in an inspiration image is not automatically included in the price. If a later purchase needs early electrical provision or joinery coordination, record that connection even when the purchase itself sits outside the initial scope.
Record the condition received from the developer
Photograph existing floors, doors, windows, cupboards and supplied equipment before new work begins. Note the room, item and observed condition, and identify who will follow up with the relevant party. A visible leak or defect needs its cause and responsibility clarified before decorative work covers it. Interior fit-out does not establish the condition of hidden building systems or the structure.
Keep the original delivery observations separate from your new requests. A scratch on an existing door and a newly requested entrance cupboard belong to different discussions. Where existing warranties or building approvals may be affected, review the relevant documents and responsibilities. Do not assume that a new decoration appointment absorbs every issue associated with the apartment's original delivery.
Build a scope list that different suppliers can read
Replace broad descriptions such as bedroom package with an itemised list: bed, mattress if included, bedside tables, wardrobe, curtains and lighting. Distinguish new products from retained items, supply from installation and proposals from approved selections. The level of detail should help you identify the result you are purchasing.
Give each item a short reference used consistently in the quotation, drawing and procurement list. Record its description, quantity, unit, material or product reference, approval status and responsible party. Include any missing information. This is a proposed organisational approach for discussion with the project team, rather than a mandatory contract template or a description of every SMD appointment.
Separate included, excluded and owner supplied items
A quotation might include installing light fittings while excluding their purchase. A cabinet may be included while the appliance inside it is supplied by the owner. Ask for understandable exclusions and a separate list of your purchases. Identify delivery, unloading, protection, fitting and commissioning responsibilities at each interface.
If you buy a sofa or refrigerator directly, provide its final information before related drawings are fixed. Keep everyday household supplies on your own move-in list unless they are expressly added to the furnishing service. Different supplier scopes are manageable when visible early. Compare offers against one list so a missing activity is understood before orders are placed.
Connect images with drawings and product references
A 3D visual explains the intended relationship between furniture, materials and lighting. It does not specify every supply and installation requirement. Link important elements in the visual to a drawing or schedule, and state whether they are proposed or approved. Ask whether an attractive cabinet is actually included and what dimensions and finish define it.
When a selection changes, review the affected information. A replacement appliance can alter a ventilation requirement, cabinet opening or connection location. Request an approved issue and an index of the deliverables included in your appointment. SMD advertises drawings, details and quantity documentation; agree which of these your apartment needs and how they will support procurement and construction.
Assign the connections between different trades
Kitchen work may involve the cabinet maker, appliance supplier, worktop installer and building services specialists. Discuss the actual connection: who provides the confirmed model, who checks the opening and who attends the relevant installation or test? A product photograph in a shared chat does not resolve those responsibilities.
Apply the same approach to curtains and ceilings, wardrobes and sockets, or furniture and its access route. List open decisions before manufacturing or closing work makes changes difficult. Where an external supplier handles an item, describe the coordination expected from the appointed team. Having one contact person is useful, but the agreement must still define the services that person coordinates.
Choose appliances using installation information
Keep the model reference and relevant manufacturer information for each appliance. Large refrigerator is not enough information for a cabinet detail. The responsible specialist should review dimensions, door movement, maintenance access and connection requirements for the selected product. Early coordination helps avoid designing an enclosure around an appliance that cannot use it properly.
If the model changes, review it again before purchase or fabrication. Agree who checks its condition on arrival, who installs it and what record confirms the agreed work. Delivery of a carton, completion of installation and technical commissioning are different events. Use the actual product instructions and the appropriate specialist, without treating a simple owner demonstration as a substitute for required technical testing.
Coordinate joinery and lighting before closing finishes
Approving a wardrobe's front elevation does not settle its internal divisions, fittings or junction with the ceiling. Request suitable details, a finish sample and a defined point for checking final dimensions before manufacture. Understand where switches and service access are located and what remains accessible after the furniture is fixed.
For lighting, identify the task or setting each location supports: reading, preparation, circulation or atmosphere. If smart controls are included, agree the manual operation, application requirements and setup responsibilities. Good fit-out does not require a smart device in every room. The useful outcome is an understandable arrangement coordinated with the chosen products and demonstrated to its users at handover.
Plan around approvals and procurement dependencies
An achievable programme connects access, measured information and approvals with manufacturing, deliveries, installation and checks. Some activities depend on others. A supplier's estimated dispatch date is not confirmation that the room will be ready for occupation. Ask which decisions you need to make and when a delay in your response affects subsequent work.
Track each relevant item as being selected, approved, ordered, manufactured, delivered, installed or checked. Furniture might be available before the room can receive it; decoration might be finished while a manufactured component is still outstanding. These states explain progress more clearly than an unsupported percentage. Discuss travel and moving arrangements against the actual dependencies before committing to a fixed arrival plan.
Check delivery access and protection arrangements
Review the journey from vehicle to room, including the building entrance, lift, stairs, doors and turns. A large item may need to be supplied in sections and assembled inside. Establish this before ordering. Coordinate delivery periods, working arrangements and protection of shared areas with building management for the actual property.
Decide where early deliveries can be stored, who checks packaging and condition, and who protects completed finishes. Changing a delivery date also affects installation teams and other suppliers. Clarify removal of packaging and the cleaning included in the appointment. A successful installation should connect with a usable room, rather than leave unresolved handling and clearance tasks for moving day.
Use a room handover card
A concise room card can connect the agreed function, included items, reference documents, checks and outstanding observations. Use it on a phone or on paper during the inspection. Compare the work with the approved specification, sample and drawing, rather than with a different showroom scene.
- Identify the room and the scope revision being checked.
- List the included items and their installation status.
- Record what was demonstrated and what needs specialist review.
- Describe open observations with photographs and agreed follow-up responsibility.
- Identify the operating, care and product information included in the handover.
This is a proposed discussion tool, not an automatic contractual acceptance form. A tick should represent an actual check. Record excluded items as excluded, so the eventual user understands which purchases or services remain their responsibility. Keep the description precise enough to review again when the observation is closed.
Treat arrival, installation and inspection separately
A sofa at the building may still need handling, assembly and condition checks. A fitted curtain may need adjustment and a demonstration of movement. Describing the actual status helps identify what prevents use and what remains to be completed. A general completion percentage does not provide that information.
Some work needs checking before it is concealed. Arrange those reviews with the appropriate responsible person at the relevant stage and retain the agreed records. An owner's walk-through supports checks of appearance and everyday use; it does not replace technical tests or specialist approvals. Ask what was checked and documented, while keeping the limits of your own inspection clear.
A hypothetical bedroom handover example
Suppose the agreed bedroom scope includes a bed, wardrobe, curtains and two reading lights, while the owner purchases the mattress. Coordinate the mattress dimensions with the bed before ordering, and plan its arrival without assuming the bed supplier has accepted responsibility for it. Check the wardrobe's relationship with the switch and curtain before manufacture.
At handover, demonstrate the doors, curtain and lights. If an included wardrobe fitting remains uninstalled, record it even if the room looks complete in a photograph. A delayed owner purchased mattress belongs on the owner's delivery list. This example explains an approach; it is not an executed SMD project, a price indication or a guaranteed programme.
Distinguish observations from new requests
Describe each observation with its room, item, photograph and approved reference. Separate a possible departure from the agreed work from a new preference raised during the walk-through. The first needs review against the existing appointment; the second needs assessment of its effect on scope, price and programme. A remembered conversation is a weak substitute for a clear record.
Agree follow-up, closure checks and any limits on using the affected area. Room by room readiness may be possible for some projects, subject to access, protection and remaining work. It does not automatically determine contractual acceptance or payment. Those consequences depend on the agreement and the appropriate parties' review.
Keep information useful after the move
Request the agreed product list, finish references, care instructions, operating guides, warranty documents and service contacts. Include the final drawing issue where it forms part of the appointment, with changes recorded as appropriate. These references help when cleaning a surface, ordering a replacement fitting or explaining an installation to a maintenance specialist.
Open the files before concluding the handover and check that their names and references are understandable. Warranty terms may belong to a particular product or supplier, so retain the actual documents. Arrange a demonstration for the people who will use the apartment. The value of organised fit-out continues after the photographs and the moving vehicle have gone.
Check the move-in list beyond decoration
Completed contracted work may still leave household purchases outstanding. Review bedding, kitchen utensils, bins and cleaning supplies for your own needs. If you want them added to a furnishing service, agree their identity, quantity and specification. Expected family needs do not become included purchases without discussion.
Arrange key handover and the control instructions users need. Keep private access codes out of broadly circulated supplier lists, sharing them only with the relevant authorised parties. Review remaining work before moving day, particularly tasks requiring teams to enter or large items to pass through finished rooms. Match the scope list, inspection record and household readiness list to reveal what still needs attention.
Start an apartment scope discussion with SMD
Share the location, area, plan, current photographs, existing items and proposed owner purchases. State the target move-in date and the services you want to discuss. Request a scope that identifies inclusions, exclusions, deliverables and responsibilities. A selected furnishing package or a broader fit-out may be appropriate depending on the apartment's condition.
Use the message Apartment scope and handover in Istanbul on SMD's contact page. Define a checkable result before comparing prices, then discuss how design, purchasing, installation and handover connect for your property. A home ready for your life starts with a shared understanding of what readiness includes.
